Brownstone rowhouses with high stoops on a Stuyvesant Heights block near Decatur Street. Illustrative.

[NYC Repipe & Repair](https://nycrepipe.com/) handles repiping Bed-Stuy brownstones and masonry rowhouses need once the original galvanized and lead give out. Many houses here are now two or three apartments with a tenant upstairs, so new Type L copper goes in beside the old pipe and each unit is switched over separately. The work is filed in DOB NOW, with an LPC Certificate of No Effect inside the Stuyvesant Heights and Bedford districts, and priced in writing before a wall is opened.

## What repiping in Bedford-Stuyvesant actually involves

Bed-Stuy was built fast. The first masonry row in Stuyvesant Heights went up on MacDonough Street in 1872, and between 1885 and 1900 most of the blocks north of Decatur Street took the shape they have now: two- and three-story brownstone and brick rowhouses with high basements, in Italianate, Queen Anne and Romanesque Revival styles. About 8,800 buildings in the neighborhood predate 1900 ([Wikipedia](https://en.wikipedia.org/wiki/Bedford%E2%80%93Stuyvesant,_Brooklyn)). Much of that stock is now landmarked: the expanded Stuyvesant Heights district (2013) reaching Jefferson Avenue, Tompkins Avenue and Malcolm X Boulevard, the Bedford Historic District (2015) between Fulton Street, Bedford Avenue, Monroe Street and Tompkins, the 36 Queen Anne rowhouses of Alice and Agate Courts (2009), and Willoughby–Hart (2024). Inside any of them, a DOB-permitted repipe adds an LPC Certificate of No Effect. Because the houses were finished within a few years of each other, their plumbing is failing together, block by block.

Most Bed-Stuy plumbing problems start in the high basement. The water service enters there under the stoop, often still in lead, which was legal until 1961, and in a house split into apartments one service and one meter usually feed every floor. Galvanized branches rust at the threads, so the first sign is often a stain on the ceiling of the unit below or brown water when the tenant upstairs runs a bath. Patching one joint moves the leak to the next. A [brownstone repipe](https://nycrepipe.com/brownstone-repiping/) or [two-family repipe](https://nycrepipe.com/two-family-house-repiping/) here runs new copper from the meter while the old lines stay live, then moves each apartment over on its own day. Your tenant gets a schedule, and both units are normally back on water by evening. If the house is in a DEP-eligible area, check the [free lead pipe program](https://nycrepipe.com/answers/free-lead-pipe-replacement-nyc/) before paying for the service line privately.

## Repiping in Bedford-Stuyvesant, answered

How much does it cost to repipe a Bed-Stuy brownstone?

Published Brooklyn figures run about $12,000 to $30,000+ for a 2–3 story house and $15,000 to $35,000 for a brownstone, in copper. A three-story Bed-Stuy rowhouse split into two apartments often lands mid-range. Two kitchens, three baths and a lead service line replacement push it higher, and so does plaster restoration in a landmarked parlor.

Can my tenants stay while the house is repiped?

Yes. New copper is run alongside the old pipe, and each apartment is cut over separately, so one unit always has water. Both are normally back on water at the end of each working day. Your tenant gets the dates when work happens inside their unit, and shutoffs are planned around them, which matters in a house where one meter feeds every floor.

Is my block in a Bed-Stuy historic district?

Check the LPC's map before you file. Bed-Stuy has several overlapping districts: the expanded Stuyvesant Heights district, Bedford, Alice and Agate Courts, and Willoughby–Hart. If your house is in one, DOB-permitted plumbing work also needs an LPC Certificate of No Effect. For interior copper that's normally routine. Budget a few extra weeks before the start date.
